Arris Contracting Company, Inc. provides
comprehensive Construction-Management Services for every phase
of a typical project. Click on each phase to see the

Pre-Referendum Phase (specific to school
projects)
In our approach to the pre-referendum phase
of the project, we utilize the following techniques.
Pre-Construction Phase
- The first task that ARRIS Contracting
undertakes is the review of the project’s scope and
time schedule.
- We then start the Preliminary Budget
Cost Estimate. This is accomplished by a complete and detailed
material quantity take off and unit pricing.
- Once the first budget cost estimate is
completed, it is presented to the client and architect for
review and comment.
- As Arris Contracting receives updated
progress drawings and specification information, we review
our cost projection and include any changes.
- During this pre-construction phase we
are also involved with the following elements of the project:
- Developing the construction schedule
for the clients review.
- Developing and writing specification
Divisions 0 and 1 of the front end of the Project Manual.
- Establishing contract allowances.
- Developing and making recommendation
for bid packaging.
- Develop recommendations for Construction
Phasing.
- Assist the owner in the selection of
consultants (i.e. soil and material testing etc.).
- Identifying any long-lead items that
could have an effect on scheduling.
- As the project documents are submitted
for approval, we undertake our final cost review.
This is to ensure that when the project comes in from bidding
it is maintained within the approved budget value.
Bid Phase
- Once we receive approval we are ready
to finalize the prime contractor bid packages, develop the
bidding schedules and prepare for bidding.
- Arris Contracting will arrange and conduct
pre-bid meetings and walk-throughs for bidding contractors
(prime and subcontractors).
- On the Scheduled Bid Date and within the
following days:
- We will attend and participate in the
bid opening.
- We will conduct Pre-Award Conferences
to review and analyze the apparent low bidders for complete
scope inclusions.
- Verify low bidder’s qualifications.
Make contract award recommendations to the Client.
- Once the client approves the contract
award recommendation:
- We will issue letters of intent to the
prime contractors (this will start the submittal process).
- We will then generate and review for
execution the prime contractors’ agreements
Construction Phase
- · With the onset of the construction
phase, we will be requesting the following from the prime
contractors:
- All product data and shop drawing submittals.
- Prime contractor’s individual
schedules showing time frame requirements for specific
tasks (this information shall be incorporated into our
master schedule and distributed to all parties).
- Schedule of values to review and approve
prior to any requests for payment being processed.
- As part of the submittal process, our
project manager will be setting up the submittal log.
This log will include all product data information, product
samples and shop drawings that will be required for the
project.
- Once the prime contractors are on board,
we will conduct the pre-construction (“kick-off”)
meeting.
- During the construction phase we will
have a full time, professionally qualified, construction
superintendent on site to direct all field operations.
- Arris Contracting will also generate on
a monthly basis, a cash flow report including a review of
the overall budget.
- On a monthly basis, a principal of Arris
Contracting will report to the client the status of the
following items:
- Overall project status
- Budget Review
- Scheduling
- As the project comes to a close, Arris
Contracting will start the close-out proceedings with
the
appropriate prime contractors and assist the architect
in the punch list survey.
- Once all punch list and open items are
completed, we will finalize the close out phase of the
project,
including the following items:
- Collect all waivers of liens.
- Collect and organize all operation manuals,
as-built drawings, equipment lists and maintenance manuals
- Deliver all records, documents and
other items pertinent to the project to the client
Post-Construction Phase
At Arris, our job is not finished just because
the project is completed.
- As a standard part of our Construction
Management service, we provide construction closeout including
a comprehensive project cost report.
- Prior to turnover and use of the completed
project or phases thereof, we assist and instruct the end
users in the operation and maintenance procedures of all
building components.
Typically, we conduct a year-end walk through
with the client, prior to warranty period expiration, to ensure
proper operation and function of all construction related
items, including follow-up on corrected items for replacement
and/or repair.
