Project: District Wide Improvements and EXCEL

After completion of the Construction Management services for their Administration Building, ACCI was retained by the Yorktown Central School District for a $40.3 Million District Wide Renovation project which started in 2006. The multiphase project consisted of many district wide and school specific Renovations and installations.
District Wide:
A. A state of the of the art security system was installed providing card reader access for access control, night time monitoring security cameras, security cameras and building remote lockdown capabilities. All of the schools were networked to enable monitoring from a central location or remotely.
B. A state of the art communication system was also installed which networks the entire school district, utilizing technology from Cisco. The communication system will tie into the existing PA system and work in conjunction with the security system providing two way communications with any classroom at any school in the event of a lockdown.
C. A wireless clock system was also installed to control every clock in the district providing easier management for items such as day light savings. Additional district wide work consist of refinishing Gymnasium floors, asbestos abatement of VAT flooring and replace with new resilient flooring as required.
D. Data infrastructure was upgraded throughout the district. All existing data cables were identified and labeled and Cat 6 cabled was installed where necessary for new equipment. Wireless services were also added to each building which enabled the usage of laptops freely throughout the building for students and staff.
E. Pond Restoration project for the Middle school and High school. The districts main campus receives a small stream and storm water from several locations which collects in a centrally located pond. Over the years the pond was becoming utrified with silt and salt runoff from the roadway. Additionally during heavy storms the stream crossing route 202 would overflow the upper practice fields, flooding them and preventing usage. A full pond restoration project was designed to improve storm water flow through the campus while also providing a cleaner environment for the surrounding wildlife. New 48 HDPE piping catch basins and headwalls were installed to transfer the water smoothly from route 202 to the lower area. The pond was dredged regarded and new plants, shrubs and bolders provided a functional and aesthetically pleasing upgrade.
Elementary Schools: Complete boiler room replacements at Crompond and Mohansic Elementary Schools. Total roof replacement with abatement at Crompond Elementary, new walks and repaving at Brookside Elementary, new electrical panels / feeders at Mohansic. New cafeteria ceiling / lighting at Brookside elementary. The French Hill Elementary also received boiler replacements.
Middle School: The existing natatorium at the middle school was in dire needs of upgrades. A complete automated pool filtration system with remote read access was installed. A Dectron dehumidification unit was added to reduce the humidity of the pool area and improve heat recovery of the HVAC system. All new finishes were installed along with hanging acoustic wall panels, ceramic tiles, and overhead lighting. The middle school also received a complete boiler replacement, doors and windows, and new sidewalks/paving.
High School: The high school received a complete gut and replacement of the locker room, a new fitness center, and a complete auditorium renovation (see pictures below). The track and turf field are also being replaced along with a construction of a new press box. The high school computer server room also received a new HVAC system to provide the necessary environment for the new server and networking equipment. The recently awarded phase will replace soffits, lockers, doors, hardware, and also upgrade the nurses suite.
ACCI and Value Engineering
After one elementary gymnasium received new ceiling mounted air handlers, it was noted that the existing wood trusses had some structural cracking which was gradually worsening over the years. The structural engineers inspected the conditions and recommended new steel trusses and replacement of the roof system which was estimated to cost the district $1.2 million. ACCI met with the structural engineer and presented a plan to remove/replace only the damaged bottom-cord sections of the trusses utilizing splice plates and gluelam beams. The engineer ran the calculations and confirmed that it was a viable solution. The work was performed in less than a month and cost the district under $100,000 saving the district approximately over a $1,000,000.
Occasionally construction plans will call for the complete removal/replacement of existing construction when only partial is required. For example, on one recent project, the engineer designed a complete removal of an existing parking lot including subase to be replaced with new. When ACCI inspected the existing conditions, it was observed that the subase and asphalt base were in excellent condition with no areas of depression or instability. ACCI recommended a top course milling asphalt whereby only the top 2" of pavement is removed and then repaved. This provided the owner with a new lot at a fraction of the cost.
Another example of material reuse occurred during an electrical replacement which was scheduled for an elementary school. The design called for new panels, conduits, and feeders for all of the electric service throughout the building. ACCI met with the contractor and developed a process whereby the electrician pulled new feeders through existing conduits where possible, thus saving around $20,000 in new conduit costs.

Arris Contracting Company, Inc. worked on pre-referendum services for the $153.4 million capital construction project of which was rejected by voters and is currently working with the district and its new architect in revising the program for another vote.
Additionally, Arris has successfully completed, as the districts Construction Manager, numerous projects such as auditorium reconstruction, science room reconstruction, athletic field turf and drainage installation, bleacher construction, in addition to performing energy performance survey for additional upgrades leading toward the district achieving energy star buildings.

ACCI was hired for a multiphase Construction Management project by the Beacon City School District in 2008 after completing a $5 Million addition as a General Contractor for their Rombout Middle School.
Phase 1
South Ave. Elementary elevator, boiler and window replacements, Glenham Elementary roof replacement and other miscellaneous renovations to the High School, JV Forrestal Elementary, and Sargent Elementary.
Phase 2
Sargent Elementary elevator addition, VAT floor abatement, new resilient floors, roofing, new parking lot, South Ave. Elementary roofing, fire alarm, PA, parking lot, Glenham Elementary VAT floor abatement, new ceilings and lighting, Beacon High School new tennis courts, asphalt paving, gym floors, hardware replacements. JV Forrestal Elementary elevator addition, roof replacement, new fire alarm and PA system.
Phase 3
Will consist of new basketball courts, HVAC upgrades, roofing, masonry restoration, light fixture replacements, electrical panelboard upgrades, and pool renovations.
Project: Taconic Hills Central School District

The Taconic Hills Central School District building was initially constructed in 1999 to consolidate all area schools for grades K-12. Despite it only being 10 years old, numerous roof leaks and patches conditions were incurred due to poor workmanship in the original installation.
Infrared scans were conducted to identify wet areas of existing insulation which would need to be removed/replaced. Arris contracting was hired to manage a reroofing project utilizing fleece back EPDM membrane full adhered to the existing roofing with low rise adhesive.
A total of 128,000 SF of membrane was installed, along with new reglets, flashings, and metal roof edge. The use of this membrane system enabled the school district to resolve a chronic problem for only a fraction of the cost if a whole new roof system was installed.
One of the challenges that were faces during this project was the record breaking temperatures during the summer of 2010. Roof temperatures were reaching 1400 by late morning which created difficulty with the adhesive which set up too quickly. To resolve this issue, workers started at 5 A.M. and the adhesive type was revised to the olybond 500 which has better workability at higher temperatures.

- 15,000 square feet, 2 story addition at Blue Mountain Middle School along with interior renovations

The Washingtonville Central School District projects were a multi-prime renovation and addition project in which Arris Contracting Company, Inc. was the Construction Manager. The renovation portion consisted of a kitchen area / cafeteria demolition and restoration. (A new kitchen serving line and walk-in freezer were installed.)
Other rooms completed during the summertime renovation were:
- Seven science rooms complete with casework, epoxy countertops and fume hood exhaust units, a new fitness center, and also a technology / computer lab.
- Two new boilers were installed to accommodate the increased heating requirements as a result of the new addition.
All renovation work was completed during the summer recess and all areas were occupied upon return of the students in September.
The High School addition was a three story masonry and precast plank structure. Each floor was approximately 8,200 square feet, which consisted of classrooms, computer labs, and office areas. The ground floor also had a new art room with potters wheels / kilns. Exterior utilities were upgraded including new electrical primary and transformer and an underground fuel oil tan.

Arris Contracting completed this 21 million dollar expansion project for the Webutuck Central School District located in the Northeastern part of Dutchess County, New York. Arris provided successful Pre-Referendum services for the project and was instrumental in the favorable bond vote. The project consisted of a new 50,000 square foot Middle School addition to the existing High School building and renovations and additions to the Districts other three school buildings. In addition to the building projects there was a second proposition that passed for 1.45 million dollars to upgrade existing fields and create new athletic fields and tennis courts. Although the project was scheduled for a December completion, Arris Contracting was able to provide the District with full occupancy for the September school opening three months ahead ofschedule and a 2 million dollar budget surplus.

CJ Hooker Middle School project included a 25,000 square foot addition that included a new state of the art media center, science and art classrooms and was structured to receive a future second floor addition. This phase of the project also included a new gym and total renovation of the auditorium.
Scotchtown Elementary School project included a new kindergarten wing and a new media center in addition to renovations throughout the existing building along with a complete window replacement project.
Goshen High School project included a new gym and fitness center, an addition to the administration office area and extensive interior renovations. This phase also included a major playing field expansion with new tennis courts and other site improvements.
Six classroom, 2nd story addition at the Intermediate School along with expanded site improvements.
A two classroom addition to Scotchtown Elementary School was added to the overall project funded by a budget surplus realized upon completion of the original scope.

In 1990, Arris Contracting Company, Inc. began Construction Management Services for the Newburgh Enlarged City School District. Notable projects include:
- Total renovation of approximately 70,000 square feet of the existing Epiphany College Building located in New Windsor, New York along with restructuring and alterations to the existing Field House plus approximately 30,000 square feet of additions and major site and road work to create the new Middle School. This project, valued at $17.4 million began in November 1994 and was ready for occupancy in September 1996.
- Various District Wide Capital Improvements, Phase III valued at $2 million. Project duration was three months.
- Various District Wide Capital Improvements, Phase II, valued at approximately $3.5 million. This project was a three month, fast-tracked renovation which included ten Prime Contracts at four school locations.
- Various District Wide Capital Improvements, Phase I, valued in excess of $1.5 million. Project duration was six months.
- The Gidney Avenue Memorial School Addition and Renovation project valued at $3 million. Project duration was ten months.
- Managed contract Number 5, valued at $.5 million. Project duration was three months.

J. Watson Bailey Middle School
The first phase of this project consisted of a 6,000 square foot addition including a new elevator, extensive renovation and asbestos abatement work.
Kingston High School
This project had proven to be a challenging project, as scaffolding, lifting devices, and general construction had occurred during regular instructional activities.
Meagher Elementary School
This project consisted of a four classroom addition including a reading atrium enhanced by natural light, ADA Compliance work along with renovations to the Library, extensive exterior masonry restoration, total renovation of the heating system from steam to hot water and major electrical upgrades.
Also, miscellaneous District Wide renovations and upgrades.

Arris Contracting Company, Inc. was the Construction Manager for the Ellenville Central School District. Various projects included:
- Completion of the Kindergarten modular classroom complex together with Science and Home Economics classroom upgrades.
- The demolition and reconstruction of the main portion of the Ellenville High School including one addition, alterations and renovations to the existing building. Approximate value was $5 million.
- The Ellenville Middle School Addition, approximately 69,500 square foot and the Ellenville Elementary School new construction, approximately 21,000 square foot including renovations is valued at $13 million.
