DESIGN BUILD

The Design-Build project delivery method is where the owner having one primary contractual relationship with an entity that is responsible both for the design and building of the construction project.


Universally, construction project owners, whether in the public, or private sectors seek timely and cost-effective construction.

The most traditional of which is Design/Bid/Build. For generations, this was the predominately accepted means by which construction projects were developed and delivered. The rapid acceptance of the Design build delivery method is due to the advantages such as time and cost savings.

Design-Build is a delivery system where both the design and construction are controlled by ACCI. Traditional Design-Bid-Build projects create two separate relationships between the Owner and Contractor and the Owner and Designer. However there are many advantages with going with a single company.

 

Design-build streamlines project delivery through a single contract between the owner and the design-build team. This simple but fundamental difference saves time and money by unifying the relationship between the design team and builders into an alliance which fosters collaboration and teamwork. Design-build provides an opportunity for the client to be an active participant in the design and construction of their project. By taking an involvement they’re guaranteeing that they get the outcome and satisfaction of their goals – what they want is going to be achieved.

 

One entity is accountable for everything – including how the end result looks, how much it costs and the time line of completion.

When the same group that designs the project also builds the project, there tends to be much more attention given to pricing and scheduling in the design phase. Collaborative project management streamlines communication allowing work to be completed faster with fewer problems. An integrated team approach is geared towards maximum efficiency and maximum value.
